U.S.-based Praelium Commercial Real Estate and private equity real estate investment firm South Street Partners have refinanced the Marietta Technology Center in Marietta, Georgia with a $44.3 million investment.

The refinancing of the 347,000-square-foot Class B property is part of a restructuring and recapitalization of the ownership entity.

The recently financed assets in the Marietta Technology Center comprise of four single-story, highly refurbished office buildings originally built between 1983 and 1985.

U.S. commercial real estate finance company Walker & Dunlop represented Praelium and South Street Partners on the deal.
