The joint venture between U.S. commercial real estate developer Synergy Investments LLC and rival Independencia Asset Management LLC has bought the 100 Franklin St. office building in downtown Boston.

The companies purchased the asset from a partnership of U.S. real estate investment manager Clarion Partners and Synergy Investments.

Originally completed in 1908, 100 Franklin St. formerly served as home to the Boston Safe Deposit and Trust Co. and the Boston Stock Exchange.

The joint venture paid $69.2 million to purchase the nine-story 124,000-square-foot office and retail building, that is currently 95 percent leased.
